Nearly 50 Black Country homes are coming up for sale at Bond Wolfe Auctions’ next auction on Wednesday 9 December, with guide prices often a fraction of current market values.

A string of three bedroom semi-detached homes have been entered for sale with a guide price* of just £50,000 in the online-only, live-streamed auction.

And a two bedroom mid terraced house at 31 Burton Road, Dudley, is listed with a bargain guide price of £29,000-£34,000. Many properties offered at such low prices are in need of modernisation and renovation, but the property already has gas-fired central heating and the majority of its windows are UPVC double glazed units.

The property stands flush to the pavement, with a garden to the rear. On the ground floor is laid out with a reception room, inner hall with store, a breakfast room, dining kitchen, rear hall and a shower room with WC. The first floor has two bedrooms and a further WC and there is an attic room.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, said: “We continue to see a lot of properties coming to the market with low guide prices, often because of the degree of work that is needed.

“For young house hunters, looking for their first home, these properties offer an opportunity to get a foot on the housing ladder for those willing and able to put in the necessary work.

“These properties also offer commercial opportunities to the growing community of small-scale property developers and, of course, helps the wider community as more homes are brought back into use.

Among the other lots is a three bedroom semi-detached house at 96 George Street, Ettingshall, in Wolverhampton, with a guide price of just £50,000+. With gardens front and rear, the property may be suitable for development subject to planning permission.

Another Wolverhampton three bedroom semi-detached property at 88 Sandon Road is also priced at £50,000+ and comes with gardens and driveway parking, gas fired central heating and UPVC double glazing.

A similar guide price is attached to a three bedroom semi-detached house at 79 Broadwaters Road in Wednesbury and a two bedroom end terraced house at 10 Station Road in Rushall, Walsall. The latter property is in need of complete renovation works throughout, with the kitchen described as “derelict”.

At the other end of the scale, there is the opportunity to acquire distinctive homes with development potential at relatively bargain prices, such as Ivy House, a five bedroom detached property at 1 High Street, Cheslyn Hay, near Walsall, which has a guide price of £200,000+.

It sits at the junction of High Street and Low Street, within the heart of Cheslyn Hay village, set on a triangular site with front, side and rear gardens and with the added benefit of two storey garage.

The property needs refurbishment and has existing planning consent to be redeveloped into five one bedroom flats.

The catalogue of 184 properties to be offered on Wednesday 9 December will be the fifth online auction held by Bond Wolfe Auctions since COVID-19 restrictions were introduced in March. It follows Bond Wolfe Auctions’ record result of £21.3 million at its October sale.

The company sold 185 lots from the 201 lots offered on Wednesday 28 October, which represented an impressive success rate of 93%.

Its previous record was set at its auction in February this year, which achieved total sales of just over £20.25 million.
