Traditional values, modern solutions

Do you have a property to sell or let?

A former midlands library building in the Black Country that was closed three years ago is up for sale at Bond Wolfe Auctions’ remote bidding auction this month.

The upcoming midlands auction on Wednesday 16 September, due to be the largest-ever livestreamed auction to be held in the UK, starts at the earlier time of 9am to accommodate the 214 lots, with potential buyers bidding by proxy, telephone or internet only.

The former library building in Coppice Road, Walsall Wood, is listed as a commercial property and is expected to attract high levels of interest from potential bidders because of its redevelopment potential.

The building, which has a guide price* of £175,000, sits on a site of around a third of an acre. The former library is a 2,368 sq ft single storey detached building, built of brick with a pitch tiled roof. It is currently laid out to provide a spacious open plan area, ancillary stores, kitchen and two WCs.

Outside there is a surfaced car park for approximately 15 cars which is accessed via Church View, with a lawned area and mature landscaping around the building.

The property sits on a prominent corner position at the junction of Coppice Road and High Street, adjacent to St John’s Church and within walking distance of the main local shopping area.

Ian Tudor, managing director of Bond Wolfe Auctions, said: “This property is considered suitable for a variety of alternative uses including community, educational, day nursery, religious, medical, residential or demolition and redevelopment, subject to obtaining the appropriate planning permission.

“The size and position of the site in this popular village makes it highly attractive to potential developers and we are expecting high levels of interest and highly competitive bidding on the day.”

Many of the properties featured in the upcoming auction have a virtual tour available, and more details are available at www.bondwolfe.com.
