Traditional values, modern solutions

Do you have a property to sell or let?

Good DIY skills may be needed, but keen bidding is expected for two homes needing renovation in Stoke-on-Trent with guide prices* of £5,000+ each at Bond Wolfe Auctions’ next auction.

The starter-sized properties are north of the city at 49 Waterloo Street in Hanley, and to the south-east at 146 Normacot Road, near the Longton Exchange shopping centre.

Both two-bedroomed, mid-terraced houses that stand flush to the pavement are appearing in the livestreamed auction on Wednesday 28 October.

The Waterloo Street lot has gas central heating, double glazing and a rear yard, although it needs modernisation throughout, while the Normacot Road lot has a small back garden and needs full renovation.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, said: “The £5,000+ guide prices reflect the fact that these homes need some attention, but this can be ideal for buyers with DIY skills.

“With a bit of investment either property could become a perfect home for a couple wanting their first property, or for a landlord looking to extend their portfolio.”

Another lot with an attractive starting price is a two-bedroomed, mid-terraced house at 16 Henry Street, near Victoria Park in the northern Tunstall district, which has a guide price of £15,000+.

Buyers wanting more privacy can bid for a two-bedroomed, detached house at 161 Jamage Road in the Talke Pits district to the north-west of Stoke, with a guide price of £44,000 to £49,000.

This property stands back from the road with front and rear gardens and benefits from double glazing, however it needs modernisation.

Meanwhile, there’s a guide price of £34,000 to £39,000 for two-bedroomed, mid-terraced house just around the corner from Central Forest Park at 5 Woodward Street in the Birches Head area.

This pleasant property has neat front and back gardens and benefits from gas central heating system and double glazing.

Not far away is a two-bedroomed, end-terraced house at 37 Festing Street that is rented out for £6,255.08 a year, making a decent 12.5% yield based on its guide price of £50,000+.

Also rented out just south of this address, nearer Northwood Park in Hanley, is a modern two-bedroomed, mid-terraced house at 55 Mynors Street.

This is currently bringing in a rent of £4,200 a year, representing a yield of more than 9% based on its guide price of £45,000+.

Mr Bassi added: “These are just a few examples of the lots that we will be offering at the next auction, with many more from around the Midlands and across the UK.

“We really do pride ourselves on the choice of properties on offer which we feel will suit so many different buyers.”

Bond Wolfe Auctions will offer a total of 212 lots at its auction on Wednesday 28 October, livestreamed via the www.bondwolfe.com website with remote bidding by proxy, telephone and internet only.
